A Phase II Environmental Site Assessment (ESA) involves more detailed testing and analysis following a Phase I ESA. It is conducted when there is evidence or suspicion of contamination. This phase includes soil, groundwater, and building material sampling, laboratory analysis, and risk assessment to determine the extent and concentration of contaminants. The results help in evaluating the need for remediation, estimating cleanup costs, and ensuring that the property meets environmental standards and regulations.
